When it comes to home renovation projects there are kitchens, then there is everything else. It is by far the most undertaken project by home owners and usually means big spending and a lot of hair pulling but I will outline a few sure fire ways to make sure you aren’t feeling the pain in your loins or your wallet. “The kitchen is the heart of your home, so it gets the most attention for remodeling. But they’re also one of the most expensive rooms to redo.” this is because of all the appliances you cram into such a tiny relative space. The average spend on a new kitchen is up 12 percent with a major renovation running you anywhere from $26,000-51,000 obviously depending on the size of your kitchen. The renovation game may do a number on your relationship health as well as your wallet if you are not careful so make sure you follow you proven system and stick to what is good with the renovation tricks and tips set forth by me.
First up is something that is often overlooked but I would argue is the most important thing you can do if you are only going to do one thing and that is to make a budget first. As a general rule, you can expect that a kitchen remodel is going to run you about 10 percent of the total cost of your homes value (ouch). but there is also going to be some significant variation as one could image based on the materials you select the building techniques that are employed. Add in an extra 10 percent or so to cover the unforeseen expenses. If you don’t have the cash in hand up front to do a major renovation, which most people do not, you may be able to get the funds either through a loan or home equity line of credit, which may be risky but should be fine if you are good with money. But know this, if you are trying to flip your home you will never get a dollar for dollar return on your investment, no matter how nice the finished product is.
Another one which is often over looked is that you make sure you don’t go too trendy with the style you choose. It is often tempting to go for what ever is on the cover of your favorite design magazine only to find that it is out of style before they even finish the project. Trends come and go but the fundamental elements of style are eternal and you can’t go wrong if you make choices that would have looked good 20 years ago 40 years ago and a hundred years from now. When it comes to the full of what is good in your kitchen make sure you are looking good but more importantly that you give yourself the means to be cooking good too.
